Yes. When you reserve Palm Villa, you are booking the private villa for your group rather than individual hotel rooms. You can enjoy the property, swimming pool, entertainment areas and facilities in privacy throughout your stay.
Palm Villa has four bedrooms and is designed for groups of up to 8 guests.
For special events, larger gatherings or requirements outside a standard accommodation booking, please contact us before booking so we can confirm what is possible.
Palm Villa has four individually designed bedrooms, providing comfortable accommodation for families, couples and groups travelling together.
Absolutely. Palm Villa is particularly well suited to families and multi-generational groups because guests have the privacy and space of an entire villa alongside a wide range of entertainment facilities.
Children remain the responsibility of their parents or guardians at all times, particularly around the swimming pool, rooftop areas and other recreational facilities.
Yes. Palm Villa was designed to be enjoyed socially, with numerous spaces where guests can relax, dine and spend time together while still having the privacy of separate bedrooms.

Booking & Payment
Guests who book directly receive our lowest available direct rate together with exclusive direct-booking benefits.
Current direct-booking benefits include complimentary airport transfers, welcome drinks on arrival, access to chef services, a fresh fruit basket, premium tea and coffee, and early or late checkout when available.
Our website offers our lowest direct-booking prices without the additional commissions normally charged by third-party booking platforms.

For direct reservations, our standard policy currently provides a 50% refund when a booking is cancelled more than 90 days before arrival. Reservations cancelled within 90 days of arrival are normally non-refundable.
Different terms may apply to certain rates, promotions or bookings made through third-party platforms, so please always check the cancellation conditions attached to your particular reservation.
We strongly recommend comprehensive travel insurance.

Palm Villa is located in San Sai, Chiang Mai, in a peaceful setting outside the busiest parts of the city.
This allows guests to enjoy privacy and space while remaining within convenient travelling distance of Chiang Mai’s restaurants, attractions, temples and Old City.
The journey from Chiang Mai International Airport normally takes approximately 25–30 minutes depending on traffic..
Yes. Complimentary airport transfers are included for guests booking directly with Palm Villa.

Yes. Our team can assist with local transport and help guests arrange suitable transportation for restaurants, sightseeing and excursions.

Palm Villa has a modern kitchen available for guests who prefer to prepare their own food.
